Planning an annual HVAC maintenance programme

A practical structure for preventive HVAC maintenance that protects comfort and controls energy costs.

HVAC systems usually account for the largest share of a commercial building's energy use. A structured annual programme keeps comfort stable and stops small faults from turning into expensive failures.

Start with an asset register that lists every chiller, AHU, FCU, VRF unit and pump, with its capacity, age and service history. The register becomes the basis for the preventive schedule.

Monthly tasks focus on filters, drains and operating readings. Quarterly tasks add coil cleaning, belt and bearing checks and control calibration. Annual tasks cover deep cleaning, performance testing and a review of set points against actual occupancy.

Track energy consumption alongside maintenance. When readings drift, the data shows where to act, and the savings often cover a significant part of the maintenance cost.
